Hi guy's I have a stable ROM installed. I want to sell my phone.
What are the steps I need to take to prepare it for sale?
Also if I factory reset it, will it go back to the CN version?
Also when listing it for sale is it considered a China version?

Yes it considered a China version with an EU rom installed.

Just reset your phone from the settings menu and remove your mi account. It will restart as a new phone but as said above, with whatever version ROM you have installed. If you don't remove your account, the buyer may have issues using it with their account. I'm not sure if just a reset, whether your account is removed. Maybe someone could confirm?
