It's pretty straightforward. I flashed many times and never failed. Just make sure to unlock bootloader, enable adb bridge, test adb before flashing and clean data. I never used any app, always flashed from terminal.
On the latest stable beta V12.5.3.0 safetynet passes, Google pay and all bank apps work. Besides, it is really stable, again decent battery, no false touches, the fingerprint grabs as expected. Highly recommend!

Both 12.5.1.0 RKBCNXM and 12.5.2.0 RKBCNXM are beta stable. And Xiaomi didn't bother to register with Google beta stable (some reports show that this is not the case with 12.5.3 beta stable which is yet to come to MI 11). Hence either 12.5.1.0 RKBCNXM or 12.5.2.0 RKBCNXM don't pass safetynet...
You can fix it by correction of props. Then safetynet passes and Google pay works.
